Did you know that agents may no longer just “show” a property? Depending on the state, NAR guidelines or state laws dictate that agents must explain how we are paid BEFORE we can show even one home. The buyers must sign either a contract for buyer agent services or a waiver that they don’t want representation, meaning only the listing agent can show you that property.
“Doesn’t the seller pay you a commission?” Yes, normally the seller is willing to pay buyer side commission. However, the buyer’s agent can earn in commission only what the buyer has agreed to, in a contract negotiated between that buyer and their agent.
While this whole process can be confusing, we’re here to help you navigate the changes. Please call your favorite Inspired agent to explain how things work under new laws and guidelines. And please don’t go see a property with someone who’s NOT requiring such documentation. That means they don’t understand the new laws, and your transaction could be negatively impacted.
